TSM sample size calculator
Enter your stock; get the completed responses your perception survey needs under the RSH accuracy bands — and the contact volume your response rate implies.
Enter your stock figures above to see the required sample. LCRA and LCHO are assessed separately under the Regulator’s accuracy bands.
Calculated with the standard finite-population sample-size formula (z = 1.96, p = 0.5) against the accuracy bands in the Regulator of Social Housing’s TSM Technical Requirements. Indicative only — confirm against the current version of the Technical Requirements before fixing your programme design.
The accuracy bands behind the numbers
The Regulator of Social Housing does not set a minimum response rate for TSM perception surveys. Instead, its Technical Requirements anchor statistical accuracy on margin of error against your tenant population, at 95% confidence, assessed separately for LCRA and LCHO stock:
| Stock size | Required margin of error |
|---|---|
| Under 2,500 units | ±5% |
| 2,500–9,999 units | ±4% |
| 10,000–24,999 units | ±3% |
| 25,000+ units | ±2% |
